In Missouri, there are steps you can take to protect yourself against wrongdoing by a landlord — documenting the home's condition before you move in, putting repair promises in writing, and documenting the condition again before you move out.

How can I protect myself from wrongdoing by a landlord?

  • Read your lease. Before you sign, read it — paying special attention to the repair provisions. You have the right to negotiate unfair terms; make sure changes are written into the lease you sign.
  • Get promised repairs in writing. If your landlord promises repairs in exchange for you moving in, get it in writing and have the landlord sign it.
  • Keep records. Create a file for your lease, all of your rent receipts, and any communications with your landlord.
  • Document pre-existing damage. When you move in, inspect and photograph existing damage such as tears in the carpet or holes in the wall, list it, and send copies to your landlord.
  • Photograph before you move out. Document the home's condition to show you left it the same as when you moved in.
  • Give proper notice. If you're month-to-month, give written notice at least one full month before your rent is normally due, and keep a copy.
